TERMS & CONDITIONS
We know it’s boring but please take your time to read our Terms and Conditions. They are important and form the contract between you and us. When you sign your Booking Form you agree to what is written below:
Changeover day Saturday unless previously arranged. Arrival time from 4:00pm, vacation/departure time 10:00am.
On receipt of your reservation request, we will send you a booking form. We will hold the property for 7 days until we receive the deposit and completed booking form. We will then confirm your booking by return post or email. The date when the remaining balance is due will be stated on the confirmation letter/email.
A non-refundable deposit of 25% of the total amount due or £100 (whichever is larger), will be required at the time of booking. The balance is due 6 weeks before arrival. Payments are accepted in Pounds Sterling or Euros by bank transfer or cheque. Cheques should be made payable to Samantha Watson. Bank details will be provided on the booking form and balance reminder. Reservations made within 6 weeks of the arrival date require full payment at the time of booking. If payment is not received by the due date, we reserve the right to give notice that the reservation is cancelled and the deposit will be retained by the owner.
If a cancellation is requested with the 6 weeks prior to the letting period, the owner will retain the booking deposit and also reserves the right to retain the balance of the rental payment, should it not be possible to re-let the property. We will always endeavour to re-let the property. Any bank charges are the responsibility of guests. For cancellations prior to payment of the full balance, the deposit will not be returned.
We strongly recommend that guests arrange a comprehensive travel insurance policy (including cancellation cover).
The maximum number to reside in the property must not exceed the number stated when booing – unless agreed in advance in writing.
Minimum age for property rental is 21 years.
No pets are allowed on or in the premises.
No stag or hen parties.
WiFi is provided at no extra cost, but you are bound by the terms and conditions of our internet provider – see https://www.plus.net/help/legal/terms/. Strictly no downloading of illegal/unlawful material.
The accommodation is strictly non-smoking. Any guests failing to comply with this request will be asked to leave and no refund will be given.
Guests agree to be considerate of others and to take good care of the property, to leave it in a clean and tidy condition at the end of their stay. We reserve the right to charge for the disposal of any rubbish or waste that may be left in the property.
Guests are kindly requested not to disturb neighbouring properties by loud noise or loud music.
Parents are responsible for the safety of their children at all times during their stay. N.B. Young children must be supervised in the garden due to the steepness of the garden landscape and seclusion of some areas of the garden.
We ask guests to report any defects in the property, appliances or in the garden without delay. Arrangements for repair and/or replacements will be made as soon as possible.
Articles damaged or broken during your stay should be replaced on a like for like basis of possible. Please notify us of any damage or breakages, however small, so that we are aware and can replace them in time for the next guests.
The owner shall not be liable to the client for any temporary defect or stoppage in the supply of public services (i.e. electric or water supply),to the property, or appliances in the property or garden, for any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or any other matters beyond the control of the owner. Nor for any loss, damage or inconvenience caused to or suffered by the client, if the property shall be destroyed or substantially damaged before the start of the booking, and in any such event, the owner shall within seven days of notification to the client, refund to the client all sums paid previously in respect of the booking. Under no circumstances shall the owner’s liability to the guests exceed the amount paid to the owner for the booking.
The owner shall not be liable for accident or injury, however sustained on the premises or gardens by the guests or by members of their party and the owner shall not be liable for loss or damage to guest’s property during the stay.
All bed linen is included in the cost of the rental; this includes a sheet, duvet, duvet cover, pillows and pillow cases for each bed. Bathroom towels are also included.
A cot and high chair are available, please request these at the time of booking. N.B. Cot bedding is NOT provided.
Anti-viral cleaning materials are provided.
All heating/cooking fuel and electricity is included in the cost of the rental.
PARKING:
Please park in front of the garage doors. Access around the turning circle is required at all times. Please do not block the turning circle.
ELECTRIC VEHICLE & E-BIKE CHARGING:
We have one on-site Electric Vehicle charger at the Property but you must bring your own Type 2 charging lead.
The Rolec Zura Charger can be used with the Monta app which can be downloaded for Apple or Android users. Alternatively, you can scan the QR sticker on the charge point and start a charge whether or not you have a Monta account. Electric will be payable through the Monta app.
Please advise of any issues or technical difficulties straight away.
Domestic “Granny” Electric Vehicle chargers are NOT permitted at the Property
E-Bike charging is NOT permitted inside the Property.
GAMES ROOM:
The Games Room comprises of full-size pool table, dart board, full-size table football, children’s air
hockey, children’s table tennis and children’s pool table.
Please ensure that all children are supervised at all times. Parents are responsible for the safety of their children at all times during their stay. Please keep darts out of children’s reach.
The owner shall not be liable for accident or injury, however sustained on the premises.
Guests are responsible for any articles or equipment damaged or broken during your stay.
Damaged goods should be replaced on a like-for-like basis if possible. Please notify us or our caretakers of any damage or breakages however small so that we are aware and can replace them in time for the next guests.
ON DEPARTURE:
Departure is by 10am.
We request that all bins are emptied.
Bin bags are to be tied and placed in the appropriate black dustbin outside the Games Room.
All recycling is to be placed in the blue boxes outside the Games Room.
